Fire-Retardant Coatings: What Contractors Need to Know Before Application
Fires are a natural and common occurrence that affects several areas across the United States. While there are benefits to nature from wildfires, such as clearing out dead debris and adding nutrients back into the soil, wildfires can be detrimental and destructive to homes and businesses that are near the area being burned. Since 2020, states like California have invested more than $2.5 Billion on prevention, maintenance, and wildfire resilience, with an additional $1.5 Billion allocated from the 2024 Climate Bond. Even with all of the efforts, in 2025, Los Angeles County burned, causing more than $250 Billion in damages and loss. In this blog, we will be taking a dive into the top questions contractors have regarding Fire Retardant Coatings, what you need to know when approaching your customers, and before your application.
Fire Retardant Roof Coatings: How do they work?
Fire-retardant roof coatings protect structures by creating a defensive, insulating barrier against flames and hot embers. A majority of fire-retardant roof coatings used activate when exposed to high heat. These specific coatings are designed to swell through a process called intumescence. This is a thick char-forming coating that shields your roof deck and prevents further ignition, ultimately slowing the spread of the active fire. There are other various coatings that are also popular based on region, including but not limited to, non - cobustable coatings, Fire-resistant roof sealants, and fire-resistant paints. After the application of commercial roof coatings, it is recommended to have regular inspections to ensure that the coating remains intact and effective.
How do I prepare the roof for application?
So you've received your customer's order and selected the option that best fits their needs, including the best fire-rating based on their area's fire-rating compliance. Now, it is time to prepare the roof for the installation. Roof Coating applications require a clean, dry, and sound surface to ensure proper adhesion. Key Steps in this Process should include:
- Removing all debris with a push broom and blower.
- Pressure washing to remove any mold or grime residue.
- Repair any cracks with sealant and allow for adequate dry time.
- Ensure the surface has had dry conditions for a minimum of 24 - 48 hours before any chemical application.
- Apply a compatible primer.
How much coating should be applied?
While this is a common question, Trail Sprayer & Service strongly encourages you to utilize the specific instructions that have been given to you by the manufacturer of the specific product you will be using.
What is the most important factor to consider?
There are a few key points to consider when selecting your desired roof coating.
- Intumescent Roof Coating: This coating acts as a passive, paint-like layer at normal temperatures. When the external temperature reaches approximately 350F - 400F, it causes a chemical reaction and expands up to 100 times its original thickness, creating a stable, insulating char coating.
- Thermal Insulation Roof Coating: This is a dense, carbonized char layer that acts as a barrier, thus preventing intense heat from reaching the structural roofing materials. (i.e., wood shakes, decking, etc) By protecting these highly flammable materials, it prevents "feeding" of the fire and ultimately fire spread.
- Heat Absorption Coatings: These Coatings utilize a process called Endothermic Reaction to pull the heat away and "absorb" the physical heat, protecting your roof. Some coatings contain alumina trihydrate, that absorbes heat energy and releases water vapor. This physically cools the surface and dilutes combustion of gases, which is a main factor in fire spreading.
- Heat Reflective Coatings: Some specialized coatings contain particles that reflect radiant heat, which will ultimately lower the roof surface temperature for a prolonged period of time. These are best for heat exposure but are not as effective on fire damage as a fire-retardant application.
Whether it is a wildfire, accidental fire, grease trap fire, dryer fire, or a dumpster fire, Fire Retardant applications and coatings can help prevent internal damages, structural damages, as well as semi-preventable and costly repairs to your customers' businesses and homes. These specific roof coatings can save you money on your insurance premiums as well as long-term savings against various fire hazards that can, quite literally, fall from the sky. Fire-retardant roof coatings can allow for added crucial time for evacuation and for firefighters to get the blaze under control. Before we go - If you find yourself in a high alert wildfire situation, please remember to always follow the guidelines and/or requested evacuation procedures set forth by your local fire department. Homes, buildings, and roofs can be replaced, but YOU can not.
